What to specify here, and what not to bother with

Wind. Gusts in the valley reach the low fifties in a normal year and days at or above 40 mph run from a handful to about twenty, peaking in May. A door with proper bracing and a heavier gauge skin is not a luxury on a west-facing opening; it is the difference between a door that stays in its track and one that does not.

Insulation. Lancaster runs 34 days a year at or above 100°F and has touched 112°F. An attached garage on one of those afternoons is a heat load on the room beside it. Polyurethane carries a higher R-value than polystyrene and is stiffer, which also makes the door quieter and less prone to flex in wind.

What the job involves

The arithmetic is simple enough to do at the kerb. A door is worth repairing when the failure is a wearing part and the rest of the door is sound — springs, cables, rollers, an opener board.
